Data and approach

Use market data to question pricing

CBRE’s September 2026 publication covers August 2026 and reports Manhattan office asking rents and leasing activity. It is the latest Manhattan report located when checked on October 4, 2026.

Use the benchmark to frame questions about overpaying. A higher asking rent does not automatically mean an offer is overpriced, and a lower asking rent does not automatically mean good value. Compare suitable properties, concessions and total lease costs.

Review comparable asking rents alongside operating expenses, taxes, fit-out costs, escalations and concessions. The consultation considers suitable alternatives and the full lease proposal to help assess whether you may be overpaying.

The space starting point

We start at 165 rentable square feet per person, the global office and administrative average reported in JLL’s 2025 Occupancy Planning Benchmark. This is a broad planning reference, rather than a Manhattan requirement or a tailored recommendation.

Rentable area can include a share of common building areas. You can edit the estimate. Attendance, privacy, meeting needs, growth and the building’s floor plan can change the right size.

Harvard’s 2018 research examined two companies moving to open offices and found trade-offs in face-to-face interaction. It informs questions about privacy and collaboration, rather than promising a productivity outcome. Savings and lease terms depend on the space, landlord and negotiation.

What open-office research tells us.

Researchers tracked employees at two company headquarters before and after a move to more open offices. Their work challenged the assumption that removing walls automatically improves collaboration.

The lesson is to consider trade-offs between space efficiency and interaction. Workplace design, company culture and how people use a space all matter.

How we apply it

The free review

The offer includes a custom 3D office concept, a research-informed layout, a space and lease savings strategy, and a free 30-minute consultation. The concept and detailed strategy follow a review of your requirements and suitable floor plans where available.

Estimates and planning

The calculator uses the dated benchmarks shown in Data and approach. Its space estimate is illustrative, not a property quote or a tailored space assessment. Actual rent, expenses, concessions, fit-out costs and lease terms vary.

AI-assisted layout exploration is reviewed against your team’s needs. There is no guarantee of savings, productivity improvements, landlord participation or any particular lease terms. The example layout is an illustration, not a concept prepared for your company.

No lease or representation commitment

Using the calculator or booking a consultation does not commit you to a lease or create a brokerage engagement. Any representation, fees or transaction terms must be agreed separately in writing with the relevant provider. The service does not replace independent legal, tax, architectural or other professional advice.

Information you provide

Information in your request

The calculator asks for headcount, company type, maximum lease length and office size. These answers are used within the page to explore your space needs. This page does not submit those answers as a lead or email them to the service team. Website analytics providers described below may process activity involving the calculator.

The hosting provider may process technical information needed to deliver the page, such as connection information and standard security logs. Fonts, client logos and the adviser photo are embedded in the page.

Google Ads measurement

This page includes a Google Ads tag to help measure advertising performance. Google may process information about the page visit, browser or device, and the ad click that brought you here. The tag may use cookies or similar identifiers to connect visits with advertising activity. A confirmed Calendly booking triggers a Google Ads conversion event containing the booking identifier and a nominal measurement value. Names, email addresses and office-needs answers are not included in that conversion event.

Visitor identification and website analytics

We use RB2B to help identify business visitors and understand which organizations are interested in our services. Depending on its coverage and the account settings, RB2B may associate website activity with professional profiles or company information. Its service may process connection information, page visits and browser identifiers. Read the RB2B privacy policy for information about its processing and privacy choices.

We use Crazy Egg to understand how visitors use the page and improve the experience. Depending on the features enabled in the account, this may include heatmaps, clicks, scrolling and session recordings, alongside browser or device information and cookies. Crazy Egg masks certain form inputs in recordings. Read the Crazy Egg privacy policy for more information.

How information is used and shared

When you book a consultation, the consultation adviser uses the booking details and the requirements you share to respond, review your needs and arrange the requested service. Authorized advisers and the providers needed to handle the booking and consultation may process that information. The calculator does not subscribe you to a marketing list.

The next step displays Calendly within this page, where you enter your name, email and any other requested booking details. Loading the calendar connects your browser to Calendly. Calendly processes connection and booking information, and may use cookies, under its own privacy notice. Your detailed office requirements are confirmed in the consultation.

Retention and safeguards

Inquiry information is kept as needed to respond and provide the requested service, including appropriate business and legal recordkeeping. The page itself does not store form information in browser storage. Safeguards should match the information collected; no online transmission can be guaranteed completely secure.
